The benchmark price of a typical single-family home in the Central Okanagan, which includes Lake Country, was $1,072,400 in July 2026, up 2.3 percent from July 2025.
A typical townhome was $709,500 and a typical condominium $490,700.
No benchmark is published for Lake Country alone, and acreage and lakefront sit well outside these figures; recent sales on the same road are the better guide.1
Is my BC Assessment what my home would sell for?
Not necessarily. BC Assessment's 2026 values are an estimate of market value as of 1 July 2025, and the typical single-family home in Lake Country was assessed at $933,000, level on the year before.
A sale price comes from today's buyers and the homes they can buy instead, so it can sit above or below the assessment.2
What is the BC home flipping tax?
A provincial tax on the profit from selling residential property owned for less than 730 days, separate from income tax.
Sold within 365 days of buying: 20 percent of the net taxable income. Between 365 and 730 days the rate falls in a straight line to zero.
It applies to sales on or after 1 January 2025, whenever the property was bought. Exemptions exist for some life events; the province lists them.3
Is the sale of my home taxed?
A gain on a home that was your principal residence for every year you owned it is exempt from capital gains tax.
Since the 2016 tax year the sale must still be reported: on Schedule 3 of the return and on form T2091, designating the property.
Miss the designation and the exemption can be refused.4
Can the buyer walk away after we agree?
For three business days after acceptance, yes. It is the buyer's right under the Home Buyer Rescission Period and cannot be waived.
A buyer who rescinds tells you in writing and pays you 0.25 percent of the offer price.
You receive a disclosure of the right with the offer, on its own form or in the contract.5
Who pays property transfer tax?
The buyer, when the title transfers. A seller pays none.
