Privacy policy

What this site collects when you contact me, save a search or read it, why, who handles it, and how to see or delete it.
Who is responsible
This site is Tyler Dumaine's, a real estate agent with the Hall Cassie Marshall Group at Sotheby's International Realty Canada. I am responsible for the personal information collected through it. Questions or requests go to intake@hallcassiemarshall.com or (250) 801-9421.
I follow Canada's Personal Information Protection and Electronic Documents Act and British Columbia's Personal Information Protection Act.
What I collect, and why
When you send a form (contact, home valuation, viewing or video tour request, floor plan and documents request, reports sign-up or the message form in the chat panel) I collect what you type into it: your name, email address, phone number, message, and for a valuation the property's address and details. I use it to answer you and to do the work you asked for.
When you ask for a printed property book of one of my listings, I also collect your mailing address, to post the book to you. It is sent only to my office's email inbox and is not stored in the site's database.
When you ask for new-listing alerts I keep your email address and the search you saved, to send you matching listings. Every alert email has a link that stops them.
When you tick the box for the Hall Cassie Marshall Group's reports, I keep that consent with your details and email you new editions. You can withdraw it at any time with the unsubscribe link or by writing to me.
Listings you save stay in your own browser and are not sent to me, unless you sign in to an account.
Who handles it for me
Form submissions are stored in the site's database and sent to me by email through Resend. Forms are checked for automated spam by Cloudflare Turnstile, which looks at technical details of your browser and connection.
These providers operate in Canada and the United States, so your information may be stored or processed outside Canada, where the law may give it different protection.
I do not sell or rent your information. I share it only with the people the transaction needs, such as my team and brokerage, a lawyer or notary, or a lender you choose, or where the law requires it.
Your account
If you sign in, which is optional, the site keeps your email address and the listings you save, so they are there on any device. Signing in works by a one-time link emailed to you; there is no password. A cookie keeps you signed in for up to 180 days, or until you sign out.
Your saved searches, watched listings and the market update are listed on the account page, each with a link that stops it. To have the account deleted, write to intake@hallcassiemarshall.com.
The chat assistant
The Ask a question button opens an AI assistant. What you type is sent to Vercel's AI Gateway, which passes it to Anthropic's Claude model to write the reply; under their terms neither uses it to train models. The site keeps no transcript of the conversation.
If you ask the assistant to pass a message to me, it sends your name, email address, phone number and message the same way a form does, and I receive it like any other enquiry. The assistant's answers can be wrong; it does not value homes or give legal or tax advice.
Site analytics
The site counts visits with Umami, run on a server operated by the site's developer, Elliot Digital. Umami sets no cookies and does not identify you; it records pages viewed, the site that referred you, and general browser and device type. It also counts anonymous actions, such as a phone number tapped, a form sent or a photo gallery opened, without anything you type into a form.
Each listing page also counts how many times it is opened each day, so the seller of a home I list can see how the listing is doing. Only the day's total for that listing is kept: no IP address, device details, cookie or anything else about you. Your browser remembers, until you close the tab, which listings it has already counted, so a return visit is not counted twice.
Search rankings are tracked with SerpBear and Google Search Console, which report how the site appears in search results. Neither receives anything about you from this site.
Optional heatmaps and session recordings
If you choose Allow heatmaps, Microsoft Clarity receives clicks, scrolling, page layouts, browser and device details to help Elliot Digital improve this website. It uses analytics cookies to connect visits. Text is masked; forms and the chat panel are excluded from recordings. Dashboard, account, private listing and confirmation pages are excluded, as are pages whose addresses contain query strings or fragments.
Clarity is off until you opt in. You can choose No thanks, or change your choice using Analytics preferences at the bottom of public pages. Global Privacy Control and Do Not Track signals also keep Clarity off. Turning it off stops future recordings and removes this site's Clarity cookies; it does not delete previously collected recordings.
Microsoft may process this information outside Canada. Its use of the data is described in the Microsoft Privacy Statement at https://privacy.microsoft.com/privacystatement. Umami's separate, cookieless visit counts continue regardless of your heatmap choice.
Cookies that record how you arrived
Two cookies set by this site record how you first arrived and how you most recently arrived: an ad's click identifier, a link's campaign tags, the site that referred you, and the first page you saw. They last 90 days, stay on your device, and are read only when you send a form, so I know which ads, searches and pages bring enquiries. Clearing your cookies removes them.
Videos, tours and maps
YouTube videos and Matterport tours load only when you press play or open the tour. From then on YouTube (through its privacy-enhanced youtube-nocookie.com domain) or Matterport receives your request under its own privacy policy.
A video tour of a listing runs on the app you choose for it (FaceTime, Zoom or Google Meet), under that app's own privacy policy. I send you the link; the site does not connect to the call.
How long I keep it
Each enquiry you send is kept in my client records, with my notes and the emails I send you from them, so my office and I can follow up with you. Only my office and I can see these records.
I keep enquiries and the related correspondence for as long as my brokerage and the regulator require me to keep transaction records, and delete what is no longer needed. You can ask me to delete your record at any time by writing to intake@hallcassiemarshall.com. Alert and report subscriptions end when you unsubscribe.
Your choices
You can ask to see the personal information I hold about you, to correct it, or to have it deleted where I am not required to keep it. Write to intake@hallcassiemarshall.com. If you are not satisfied with my answer, you can contact the Office of the Information and Privacy Commissioner for British Columbia.
