Lake Country, BC property transfer tax calculator

Every buyer of a Lake Country home pays BC's property transfer tax when the title is registered: 1% of the first $200,000, 2% of the part up to $2,000,000, and 3% of the part over $2,000,000, plus a further 2% on a home's value over $3,000,000. The rates and the exemptions below are the Province's, and the calculator works out your own price.

At Lake Country prices

The benchmarks are the July 2026 MLS® Home Price Index figures for a typical townhome and single-family home in the Central Okanagan, which includes Lake Country, from the Association of Interior REALTORS®, on CREA Statistics, read 3 October 2026; no benchmark is published for Lake Country alone. The exemption columns assume the buyer and the home qualify and the lot is 0.5 hectares or smaller.

An estimate for a purchase of the whole property on under half a hectare (1.24 acres). On more land, part of the value is outside the exemption. Each exemption has its own conditions (citizenship, living in the home, never having owned one); your lawyer or notary confirms them and files the return.

  • How much is property transfer tax in BC?

    1% of the first $200,000, 2% of the part up to $2,000,000, and 3% of the part over $2,000,000, plus a further 2% on a home's value over $3,000,000.

    On a home at the Central Okanagan single-family benchmark of $1,072,400 that is $19,448.

  • How much does a first-time buyer save in BC?

    No tax on the first $500,000 of the price, on a home worth up to $835,000. That is the whole tax on a home up to $500,000, and $8,000 on one from $500,000 to $835,000.

    Between $835,000 and $860,000 the saving shrinks to nothing: $3,200 on an $850,000 home. From $860,000 there is no exemption.

    You must be a Canadian citizen or permanent resident, have lived in BC for 12 months in a row before the transfer or filed two BC tax returns in the last six years, and never have owned a home you lived in, anywhere in the world.

  • Is a newly built home exempt from property transfer tax?

    Yes, in full up to $1,100,000, if you live in it as your home. Between $1,100,000 and $1,150,000 the exemption shrinks to nothing.

    You do not need to be a first-time buyer, but you must be a Canadian citizen or permanent resident.

  • Do foreign buyers pay more transfer tax in Lake Country?

    Yes. Lake Country is in the Regional District of Central Okanagan, one of five regional districts where a foreign entity or taxable trustee pays an additional property transfer tax of 20% of the fair market value of its share of a residential property, on top of the general tax.

    It has applied in the Central Okanagan since 21 February 2018. The federal ban on most non-Canadian buyers is a separate rule; buying from away covers both.

  • Do the exemptions cover acreage?

    Only in part. On land over half a hectare (1.24 acres), only the share of the value for the home and half a hectare is exempt.

    Much of Oyama and Carr's Landing is on larger lots, so ask your lawyer to work it out before you count on it.

  • When is property transfer tax paid?

    When the transfer is registered at the Land Title Office, which is usually completion day. Your lawyer or notary files the return and pays it from your funds.

    It cannot be added to the mortgage, so plan for it with the down payment and legal fees.
