On a new home, the builder's contract and the warranty decide what you are covered for. On a lot, the zoning and the servicing decide what you can build. I go through both with you before you commit. I am the Hall Cassie Marshall Group's Director of New Construction and Builder Relations.

Powered by REALTOR.caYes, when a licensed residential builder builds it: every such home must carry 2-5-10 home warranty insurance.
Two years for defects in materials and labour (major systems, windows and doors included), five years for the building envelope, including water getting in, and ten years for the structure.
The cover stays with the home when it sells. An owner-built home has no such insurance; the owner builder answers for defects for ten years after occupancy.1
Yes. A first-time buyer who will live in the home can recover all the GST on a new home valued up to $1 million, to a maximum of $50,000.
The rebate shrinks between $1 million and $1.5 million (a $1.25 million home gets half) and ends at $1.5 million.
It also covers building your own first home, and a substantial renovation where 90 percent or more of the interior is replaced.2

On a newly built home, the contract and the warranty decide what you are covered for. I read the builder's contract and the home warranty with you, check the deposit terms, and walk the house with you before possession.
On a lot, I help you check what can be built, what servicing it has, and what the build will need before you buy.
