With land in Lake Country and Oyama, two questions decide what you can do with it: how it is serviced, and whether it is in the Agricultural Land Reserve. I get both answers for any lot or acreage before you offer, and this page covers both. I list the building lots at Tyndall Bench, each on the map below with its size, price and status, and acreage on Oyama Road and Middle Bench Road.
Tyndall Bench is the Hall Cassie Marshall Group's lakeview community above Okanagan Lake, next to Lakestone, with 26 homesites in phase 1.
Talk about your landWhat it costs to service a lot here depends on whether it is on District water and sewer or needs a well and a septic system, how far power has to come, and the driveway. I get those answers for the lot you are looking at before you write an offer, not after.

The Agricultural Land Reserve (ALR) is land the province sets aside for farming. Some acreage in Lake Country and Oyama is inside it and some is not.
Look the property up on the Agricultural Land Commission's map tool, Is My Property in the ALR?
Do not rely on the title: the Commission says an ALR notation on a title is not a definitive way to confirm it.1
One principal residence with a total floor area of 500 square metres or less, about 5,380 square feet, without applying to the Commission.
A larger house needs a Non-Adhering Residential Use application, and approval is not guaranteed.
The District of Lake Country can set stricter limits on size and siting than the Commission. It cannot set looser ones.2
On a property of 40 hectares (about 99 acres) or less: one additional residence of up to 90 square metres, about 970 square feet, if the main house is 500 square metres or less.
On a property larger than 40 hectares: up to 186 square metres, about 2,000 square feet.
It can be lived in by family or by others, as long as the District's bylaws allow it.2
