The process

  1. We talk about what you need

    Where you want to be, what the place has to do for you, and your budget. If you are financing, a mortgage pre-approval comes first.

  2. I set up your search

    You get new listings that match by email as they appear, and I send you the ones I would look at first.

  3. Viewings and homework

    We see the places that fit. For acreage and land I pull the zoning, well and septic records and the title before we go further.

  4. Your offer

    I write the offer with the conditions that protect you: financing, inspection, and anything the land needs. Then I negotiate it.

  5. To completion

    I stay on the conditions, the lawyer or notary and the dates until you have the keys.

Questions buyers ask

  • Do I need a pre-approval before we look at houses?

    It is not required, but I recommend it.

    With a pre-approval in hand you know your budget, and an offer can go in the same week if the right place comes up.

  • What does a house cost in Lake Country, BC?

    The benchmark price of a typical single-family home in the Central Okanagan, which includes Lake Country, was $1,072,400 in July 2026, up 2.3 percent from July 2025.

  • Can I back out after my offer is accepted in BC?

    Yes, within three business days after the offer is accepted. Weekends and holidays are not counted.

    Tell the seller in writing before the period ends and pay a rescission fee of 0.25 percent of the offer price.

    Neither side can waive the right. Some sales are outside it, such as a sale under a court order.2

  • Do first-time buyers pay property transfer tax in BC?

    A first-time buyer pays no transfer tax on the first $500,000 of the price, a saving of up to $8,000, on a home worth up to $835,000. The saving shrinks to nothing between $835,000 and $860,000.

    A newly built home can be exempt in full up to $1,100,000, with the exemption phased out by $1,150,000.

    Both took effect 1 April 2024. The property transfer tax calculator on this site works out either one.3

  • Does the speculation and vacancy tax apply in Lake Country?

    Yes. The District of Lake Country and the City of Kelowna are in the tax's designated areas.

    Every owner of residential property in a taxable area declares each year, by 31 March, whether an exemption applies. A home that is the owner's principal residence, or rented out for enough of the year, is among the exemptions.

    For the 2026 calendar year the tax is 1 percent of assessed value for Canadian citizens and permanent residents and 3 percent for foreign owners and untaxed worldwide earners; from 2027 the foreign rate is 4 percent.4

  • Can a non-Canadian buy a home in Lake Country?

    The federal Prohibition on the Purchase of Residential Property by Non-Canadians Act has stopped most purchases by non-Canadians since 1 January 2023.

    In February 2024 the government extended it by two years, to 1 January 2027.

    The Act has exceptions, including some temporary residents and international students. A lawyer confirms which apply.5
