Lake Country or Kelowna: where to buy

Choosing between Lake Country and Kelowna comes down to the land, the rules and the drive. The two share Okanagan Lake, a school district and an airport. They differ in size, in how much land comes with a house, in what the rules allow for a short-term rental, and in whether a home is on sewer or septic. Each answer below comes from the municipality, the province or BC Assessment, and I can take you through the Lake Country side.

No. The District of Lake Country is its own municipality, incorporated on 2 May 1995, between the City of Kelowna and the City of Vernon.
Kelowna was incorporated as a city on 4 May 1905. Each has its own council, bylaws and property taxes.1
How big is Lake Country next to Kelowna?
At the 2021 census Lake Country had 15,817 people and Kelowna 144,576.
BC Stats estimated 17,637 and 167,654 for July 2025: Kelowna is about nine and a half times the size.2
Is a house cheaper in Lake Country than in Kelowna?
Not by much. BC Assessment's typical single-family home was $933,000 in Lake Country and $918,000 in Kelowna for 2026, valued as of 1 July 2025.
Over the year Lake Country held level and Kelowna fell 2 percent. A typical value says little about acreage or lakefront, which sit well above it.3
How far is Lake Country from Kelowna?
From Winfield, the south end, about 25 minutes and 22 km to downtown Kelowna and 10 minutes to the airport.
From Oyama, at the north end, about 30 minutes and 29 km. BC Transit's Kelowna system runs route 23, Lake Country.4
Can I run a short-term rental in Lake Country or Kelowna?
In Lake Country, only inside the home you live in, with a District licence: a $100 application fee, then $350 a year.
Kelowna opted out of the provincial principal residence rule on 1 June 2026, but only for buildings approved for its short-term rental subzone; in every other zone the rule still applies. Its licence is $345 a year plus a $50 application fee.5
Will the house be on sewer or septic?
In Kelowna, the treatment plant serves about 80 percent of the population, and the city is extending sewer to areas still on septic.
In Lake Country about 3,500 properties are on sewer, the system is near capacity, and the District's plan does not extend it beyond the urban service areas; outside them a home uses its own septic system.6
How much of each is farmland?
Just under half of the land in Lake Country is in the Agricultural Land Reserve.
Kelowna has about 8,600 hectares in the reserve. Land in the reserve has limits on what can be built; the acreage and land page covers them.7
Do Lake Country and Kelowna share schools?
They share a school district, Central Okanagan Public Schools (School District 23).
Lake Country has its own secondary school, George Elliot Secondary, and its own elementary and middle schools.8
