Lake Country and West Kelowna sit on opposite sides of Kelowna, so the choice starts with the drive: Lake Country is north along Highway 97, West Kelowna is across Okanagan Lake over the W.R. Bennett Bridge. After that it is the price of a house, the short-term rental rules, the speculation tax and where the water comes from. Is a house cheaper in Lake Country or West Kelowna?
By BC Assessment's 2026 typical single-family value, West Kelowna is lower: $892,000, down from $904,000, against $933,000 in Lake Country, up from $930,000.
Both are market values on 1 July 2025.1
How many people live in each?
The 2021 census counted 15,817 people in Lake Country and 36,078 in West Kelowna, on almost the same land area, about 122 square kilometres each.
Lake Country grew 22.4 percent from 2016 and West Kelowna 10.5 percent.2
Can I run a short-term rental in Lake Country or West Kelowna?
The rules differ. Lake Country is on the Province's list of communities under the principal residence requirement, so a short-term rental must be in your own home or a suite on the same property.
West Kelowna is on the Province's list of municipalities exempt from that requirement (as of 1 June 2026), so its own zoning and business licence rules decide. Both require a local business licence, and hosts register with the provincial registry.3

Does the speculation and vacancy tax apply in both?
Yes. The Province lists the District of Lake Country and the City of West Kelowna as taxable areas; Lake Country was added for the 2024 tax year.
An owner who lives in the home as a principal residence, or rents it to long-term tenants, is generally exempt.4
Where does the drinking water come from?
Lake Country draws from Okanagan Lake, Kalamalka Lake, Beaver Lake, Oyama Lake and the Coral Beach system; the Beaver Lake and Oyama Lake sources are on a year-round water quality advisory.
West Kelowna runs two treatment plants, Powers Creek and Rose Valley; the Rose Valley plant was completed in December 2023.5
